Roots do not seek out concrete to attack. They grow where there is water, oxygen and loose soil, and the strip of moist, uncompacted ground directly under a slab or a walkway is often the most attractive real estate in a dry yard. A root that establishes there increases in diameter each year, and the radial growth of a woody root exerts far more force than a slab weighs. So the slab goes up. This distinction matters because it points to the two ways to fix the problem and rules out a third. You can address the surface, you can address the growing conditions that pulled the root there, or you can remove the tree. What you cannot usefully do is cut the root, relay the same rigid slab in the same place, and expect a different outcome, which is the repair most commonly sold and the reason so many homeowners are having this conversation for the second time. It also means that a competent bid should say something about the tree. If nobody on site has looked up at what is causing the damage, the quote is for a cosmetic repair with a short shelf life, whatever it costs.
Roots are structure and they are supply. Severing a large root close to the trunk removes part of what anchors the tree against wind and part of what feeds it, and doing that to a mature tree can destabilise it or start a decline that shows up several seasons later, long after the walkway looks fine. There are reasonable rules of thumb used in the trade about how close to a trunk you may cut and how large a root you may sever relative to the tree's size, but the honest position is that this is an arborist's judgement about a specific tree, not a hardscape contractor's judgement about a specific slab. If a bid involves cutting roots of any real size, the right sequence is to have someone qualified assess the tree first, cut cleanly with the right tool rather than tearing with a machine bucket, cut only what was agreed, and be prepared to change the hardscape design if the assessment says the root has to stay. Two further points are worth knowing before the conversation starts. Street trees in the parkway strip are frequently the city's, not yours, and pruning or removing them, above ground or below, is generally not a homeowner's decision to make unilaterally. And some cities have protections covering certain trees on private property as well. Ask before anyone starts cutting, because a permit obtained afterwards is not a permit.
Grinding down the raised lip of a concrete slab is the cheapest intervention and it removes the immediate trip hazard in an afternoon. It changes nothing about the cause, it thins the slab where it was ground, and it is a maintenance action rather than a repair. Replacing the damaged panels with new concrete in the same footprint is the standard next step, and it is a real improvement if, and only if, something is done underneath at the same time: root pruning where that is safe, a root barrier installed vertically between the tree and the new work to direct future growth downward, or additional base depth. Poured in isolation, it will lift again on the same schedule. Rebuilding the affected section as a flexible paver or flagstone field is the option most people never hear about and often the most durable in a root zone, because a segmental surface accommodates movement instead of resisting it. Individual units can rise slightly without cracking, and when they do go out of level, the repair is to lift them, adjust the bedding and put the same units back, at low cost and without demolition. Rerouting the path away from the root zone entirely, or replacing a narrow strip of hardscape with a permeable or planted surface, is the answer when the tree matters more than the geometry. And in a genuinely bad case, a suspended or bridged slab that spans the root without bearing on it is possible, which is expensive and occasionally the only thing that saves both the tree and the access.
A lifted walkway is not just an aesthetic complaint. A vertical displacement in a walking surface is the classic trip hazard, and the question of who is responsible when someone falls on the sidewalk in front of a house is a genuinely fact-specific legal matter that varies by jurisdiction and by circumstance. It is not something to resolve from a web page, and it is a reasonable thing to ask your insurer about in plain terms. The practical point is that the cost of dealing with a lifted slab is small and the cost of the alternative outcome is not, so this is one of the few hardscape items where doing it promptly is straightforwardly the cheaper path. Two related habits are worth adopting. First, treat a displacement you can catch a toe on as urgent rather than as something to bundle into a future landscaping project. Second, if the damaged section is in the parkway or the public sidewalk, find out who is responsible for repairing it before commissioning work, because some cities run repair or cost-sharing programmes for root-damaged public sidewalks and paying a private contractor to do work the city would have done is an avoidable expense. A single phone call to public works settles it.
Ask the contractor to state, in writing, what caused the lift, not just what will be rebuilt. Ask whether roots will be cut, which ones, what diameter, at what distance from the trunk, and who assessed the tree. Ask whether a root barrier is included, what material, what depth, and where it will be placed, because a shallow barrier is decoration. Ask for the base depth and compaction method under whatever is going back, since a root-zone repair on disturbed ground needs at least as much base as new construction. Ask how the new work will tie in to the surrounding surface in level, so you are not left with a new trip hazard at the joint where the repair ends. Ask what happens to irrigation lines, which in an established yard almost always run through the area being excavated. Ask about the drainage consequence, because narrowing or re-grading a walkway changes where water goes and the last thing you want is to have solved a trip hazard and created a puddle against the house. Confirm whether any part of the work sits in the public right of way and who is pulling the permit. Verify the licence number on the contract against the California State License Board record, and confirm workers' compensation and liability coverage yourself. And check the payment schedule: a California home improvement contract limits the down payment that may be taken before work starts and requires payments to track work actually performed.
The instinct with a cracked and lifted walkway is to replace the whole thing, and sometimes that is right. But the calculation is not really about how the surface looks. It is about how much of the existing hardscape is still doing its job. If two panels out of twelve have moved and the rest sits flat and sound, a targeted repair with a root barrier is a fraction of the cost of a full replacement and leaves you with a surface that is entirely serviceable if slightly mismatched. If the whole run is spalling, hollow-sounding, cracked in multiple directions and pitched the wrong way, patching is throwing money at a surface that is going to be replaced within a few years regardless, and the sensible move is to rebuild it once, properly, with the base and drainage the original never had. The middle case, where a homeowner does not want a visible patch, is worth naming honestly: matching new concrete to old is essentially impossible because colour and texture differ with age, mix and finishing, so a repair will show. Rebuilding in pavers or flagstone sidesteps that problem because the surface is modular by design and future repairs disappear into it. That, more than appearance, is the argument for a segmental surface in a yard with mature trees: it is the material that assumes it will need to be adjusted.
