A large share of Culver City housing stock predates the 1960s, and much of it sits on a raised perimeter foundation with a wood subfloor over a vented crawlspace rather than on a poured slab. That single fact reshapes the whole project. On a slab, the substrate is flat, inert and predictable, and the main variable is moisture coming up through the concrete. On a raised floor, the substrate is a structure that has been carrying furniture and foot traffic for sixty or seventy years, and it has moved. Joists have deflected slightly between supports. Diagonal or plank subfloor boards have shrunk away from each other. Someone has cut a notch for a drain line. A previous owner floated a layer of particleboard underlayment over the original boards to level a hump, and that layer has since absorbed a plumbing leak. None of this is visible until the old flooring comes up, and all of it costs money to correct. This is why two written quotes for the same room can differ by thousands of dollars: one of them has priced the substrate and the other has priced only the material and the labour to lay it. When you are comparing bids in this city, the useful question is not what a square foot of oak costs. It is what happens, and at what price, when the demolition exposes a subfloor that is out of tolerance.
Wood flooring is a hygroscopic material for its entire life. It takes on and gives up moisture with the air around it, and it does that on both faces. A finished floor in a conditioned house has relatively stable air above it and, in a vented Southern California crawlspace, considerably damper air below it. If the crawlspace is not reasonably dry and the ground is not covered, that imbalance shows up months later as cupping, where board edges rise above their centres, or as a persistent gap that opens every summer and closes every winter. Two conditions are common enough here to be worth checking specifically. The first is bare soil in the crawlspace with no vapour retarder over it, which lets ground moisture evaporate freely into the underside of the floor. The second is drainage that sends roof or irrigation water toward the foundation instead of away from it, which keeps that soil wet year round. Neither is expensive to address compared with replacing a failed floor, and neither is a flooring contractor's core trade, which is precisely why it gets skipped. A competent installer will look under the house before quoting a wood floor, will tell you what the moisture readings were in both the subfloor and the new material, and will insist the material sits in the house long enough to reach equilibrium before it is fastened down. An installer who declines to go into the crawlspace is quoting a floor whose failure mode is already built in.
Squeaks are movement. A board rubbing against a nail shank, a subfloor panel lifting off a joist, a loose stair tread. Because a raised floor is accessible from below, most squeaks in a Culver City house can be fixed properly from the crawlspace with screws, blocking and shims, rather than being surface-nailed from above and hidden. That is the better repair and it is not usually expensive, but it has to be scheduled while the old flooring is off and before the new one goes down, because after that the opportunity is gone for the life of the floor. Flatness is the other item. Manufacturers publish a tolerance, commonly expressed as a maximum deviation over a six-foot and a ten-foot span, and installing outside that tolerance is one of the most reliable ways to void a warranty. Ask for the flatness tolerance the manufacturer requires, ask what the contractor will do if the floor misses it, and ask for that remedy to be priced in the written scope as a contingency with a rate, so a surprise costs you a known number instead of an argument.
Solid hardwood over a wood subfloor is the traditional and structurally natural pairing here, and it has one advantage nothing else matches: it can be sanded and refinished several times, which means a floor installed now can plausibly outlive the mortgage. It is the least tolerant of moisture swings and the most demanding of a flat, dry substrate. Engineered wood is real wood veneer over a dimensionally stable plywood core. It moves less with humidity, which makes it the safer choice over a crawlspace you cannot fully dry out, and it can be refinished if, and only if, the wear layer is thick enough. A thin wear layer is the standard way engineered flooring is made cheap, so that measurement, quoted in millimetres, is the number that tells you whether you are buying a twenty-year floor or a seven-year one. Luxury vinyl plank is waterproof as a material, installs quickly, and handles kitchens, laundry rooms and rentals well. It cannot be refinished, quality varies enormously across price points, and it telegraphs an uneven subfloor more readily than people expect, so it does not rescue you from levelling work. A reasonable approach in an older house is to match the product to the room rather than run one material everywhere: wood in the living and sleeping spaces where it earns its keep, and something waterproof where water is a matter of when rather than if.
A typical whole-floor replacement runs in a recognisable order, and knowing it helps you tell an organised outfit from a disorganised one. First, the house is prepared: furniture out, appliances disconnected, doors and openings sealed with plastic and, on a dusty job, a negative-air machine set up so demolition debris does not migrate into the rest of the house. Then the old flooring comes off, along with the baseboards if they are being reused or replaced. This is the moment when the substrate is finally visible, and it is the moment a good contractor stops and walks you through what is there rather than quietly proceeding. Repairs and levelling follow, then the underlayment or vapour retarder if the assembly calls for one. New material is acclimated in the house before it is installed, not carried in from a truck and nailed the same morning. Installation itself is usually the quickest phase. Then transitions, thresholds and baseboard or shoe moulding, and finally, for a site-finished wood floor, sanding and coating, which requires the house to be empty of traffic while finish cures. Expect the whole sequence to take longer than the installation days alone imply, expect noise and dust on the demolition day, and expect to be without the room for the duration. Ask, before you sign, who moves the furniture, who disconnects and reconnects the appliances, whether the old material is hauled away, and whether the price includes disposal.
Ask for the scope in writing at the level of the subfloor, not just the finish. Ask what moisture readings will be taken, in what, and what number the contractor will refuse to install over. Ask what the flatness tolerance is and what levelling costs if the floor misses it. Ask whether the quote includes removal and disposal of the existing flooring, and whether the old material is suspected of containing asbestos or lead, which is a genuine possibility in pre-1980 sheet vinyl, mastic and painted baseboards, and which is handled by a separately certified trade rather than by a flooring crew improvising. Ask who performs the work, since the person who quotes is often not the person who installs. Ask for the manufacturer's warranty document and the installer's separate labour warranty, because they are different things and the first is frequently voided by ignoring the second. Verify the contractor's licence directly with the California State License Board using the number on the contract, and confirm the workers' compensation and liability coverage yourself rather than accepting an assurance. For a home improvement contract in California, a down payment is capped by statute and the contract must set out the schedule of payments against work performed, so a demand for a large sum before anything has happened is both a bad sign and a legal problem. And be suspicious of a bid that is dramatically lower than the others: on a raised-foundation house in Culver City, the usual explanation is that the substrate has not been priced at all.
